Booking terms & conditions

These terms and conditions become binding to both parties at the moment of booking. The person making the booking must be of legal age.

Booking and terms of payment

After making a booking the customer receives an invoice with payment information. Any objections to the invoice must be made within 7 days of the invoice date. Reference number must be used at payment. Failing to pay the invoice is not regarded as cancellation! If the client fails to pay or misses the payment deadline, Tervalepikon Torpat holds the right to cancel the booking without further notification. If the booking is made less than six weeks before the start of the rental period, the sum must be immediately paid in full to the bank account presented at the booking. When asked, the customer must present a receipt or voucher of the payment at the handover of the cottage keys. Booking with the rental period starting on the same day is paid by cash at Tervalepikon Torpat.
Tervalepikon Torpat reserves the right to price changes.
VAT is included in the prices according to the effective legislation (10 % at the moment).

Cancellations

Any cancellations must be made to Tervalepikon Torpat in writing, either by email or letter. If the cancellation is made six weeks before the start of the rental period, the customer will forfeit the deposit (30% of the cottage rent). If the cancellation is made less than six weeks before the start of the the rental period, full rent is charged.

The date in which Tervalepikon Torpat receives the notification will be regarded as the date of cancellation. If the customer is reliably able to show that the cancellation is done and sent to a correct address before the time limit, the cancellation is accepted.

Right of Tervalepikon Torpat to cancel a booking

Tervalepikon Torpat may cancel a booking in the event of force majeure or other comparable reason (such as water or fire damage). In this case, the customer is entitled to a full refund, withholding deposit.

If the customer fails to pay or misses the payment deadline, the booking may be cancelled.

Stay at the cottage

The weekly rent of the cottage includes free use of the cottage and the sauna as well as the rowing boat during summer. Outboard motor for the boat is available (extra charge). Furnishings, cooking and eating utensils, mattresses, duvets and pillows are included in the rent. Linens and towels are not included, but can be rented from the owners of Tervalepikon Torpat. The customer is responsible for cleaning the cottage on departure, unless otherwise agreed on booking. If the cottage has not been cleaned, or cleanup is insufficient, Tervalepikon Torpat holds the right to charge the normal cleaning fee or other cleaning expenses.
The number of people using the cottage must not exceed the number of bed in the description or the number agreed on during booking. Tents and caravans are not permitted on the grounds of the cottage without the permission of the owner. Pet-owners must notify their intent to bring animals when booking; pets are only allowed in Vesan Villa and Villa Ebba. The customer is liable for any damage caused by the pet, as well as extra cleaning and taking care of the droppings outside. Smoking is prohibited indoors. If smoking has occurred indoors, cleaning expenses are charged from the customer.

Damages and complaints

The customer is liable to compensate for all the damages caused to the cottige or its fittings.
Any objections and complaints regarding the cottage must be made immediately once the cause for them arises to the owner by phone +358 400 371 291. Tervalepikon Torpat is not liable for printing errors or changes after printing/publishing of the brochure.

Annulment of contract due to disruptive or dangerous behavior

If the customer causes disruption and regardless of Tervalepikon Torpat’s notice continues to cause disturbance or danger at the cottage or to people in close vicinity, Tervalepikon Torpat has the right to annulment of rental contract, effective immediately. All expenses caused by this behaviour are charged from the customer.

Services by affiliates

The affiliates of Tervalepikon Torpat are liable for the services they offer, following the booking and cancellation terms and conditions of each service provider. Tervalepikon Torpat holds no liability on any other than their own services.

Key handover

The cottage will be at the customer’s disposal from 4 pm on the day of arrival to 11 am on the day of departure. The keys to the cottage will be handed over to the client or his/her representative at the time of arrival as estimated and notified to the owner by phone or email. In case of misplacement of the keys, Tervalepikon Torpat has the right to charge any expenses due to the misplacement, e.g. changing of locks and keys. On the day of departure, the customer must leave the keys on the kitchen table and also make sure that the cottage is securely locked and the ventilation windows are closed.
